Rents in Madeira Rise by 8.8% in April, with Funchal Seeing a 14.3% Increase
According to data from D Noticias, citing the idealista price index, rents in the Autonomous Region of Madeira have increased by 8.8% in April 2025 compared to the same month in the previous year. The median cost of renting a house in the region stood at 15 euros per square metre (euros/m2) at the end of April.
The idealista index also revealed that, in Funchal, the cost of renting a house rose by 14.3% during the same period, with the price per square metre standing at 15.8 euros. In the last three months, however, prices have remained stable. These numbers contrast with the national average, where the cost of renting a house increased by 5.1% over the past 12 months, standing at 16.9 euros/m2.
A regional breakdown of the data shows that rents have increased in several areas, including Braga (16%), Funchal (14.3%), Santarém (10%), Leiria (8.2%), Viana do Castelo (5%), Faro (4.4%), Lisbon (3.3%), Setúbal (3.1%), Évora (2.7%), and Porto (2.5%). However, in Viseu, prices have remained stable, increasing by only 0.4%, while in Aveiro (-4.4%) and Castelo Branco (-1%), rents have become cheaper over the past year.
Lisbon remains the most expensive city to rent a house, with a price of 22.3 euros/m2, followed by Porto (17.8 euros/m2) and Funchal (15.8 euros/m2). The idealista index also highlights that the top 5 most expensive cities to rent a house are completed by Faro (13.4 euros/m2) and Setúbal (12.5 euros/m2).
The Autonomous Region of Madeira has also seen significant increases in rents, with the idealista index reporting a 9.1% increase in the island’s rents. In terms of the most expensive districts and islands to rent a house, Lisbon leads the ranking (20.6 euros/m2), followed by Porto (15.9 euros/m2), Faro (15.3 euros/m2), and the Autonomous Region of Madeira (15 euros/m2).

In terms of prices, the Área Metropolitana de Lisboa remains the most expensive region, with a price of 19.9 euros/m2, followed by the Algarve (15.3 euros/m2), the Autonomous Region of Madeira (15 euros/m2), and the Norte (14.7 euros/m2).
